The following is a summary of the Hynes building process: 1. Initial Consultation The first meeting is an important step in allowing us to get to know you better and understand what your personal needs are in your new home. A new home must be designed that is custom tailored for every member of your family. 2. Lot Selection If you haven’t already purchased a lot, we can assist you in finding the perfect lot for your dream home. We currently have a great inventory of lots to choose from, estate lots, cul-de-sac or beautiful water views or we can refer you to a reputable land agent in the community you are interested in. 3. Home Plan If you haven’t already decided upon a home plan, we have a number of exciting stock plans or we can refer you to the areas foremost architects and designers to assist you in finding one that fits your needs. 4. Prepare Cost Estimate Upon receipt of your home plans, Hynes will prepare a cost estimate of your new home. This estimate will include specifications and allowances for your selections including fixtures and materials that you will select and choose at a later date. This allowance method allows you the flexibility of further customizing your new home while still keeping within the established budget with no unexpected surprises. 5. Builder’s Agreement Upon receipt of the signed Builder’s Agreement, Hynes will dedicate further resources to get you moving on the way to your new home. 6. Financing Hynes has long-term relationships with the areas best new home construction lenders. Our clients are given preferred treatment because of the volume of business we send to these lenders. We will be happy to help you through the process if you haven’t already arranged financing on your own. 7. Pre-Construction Activities There are a number of items Hynes must complete before we actually start the building of your new home including, and not limited to, surveys, building permits, architectural review approvals, temporary utilities, soil testing, putting insurance in place and clearing of the land. Sterling will manage this pre-construction process and when all appropriate permits and approvals are in hand, we are almost ready to begin construction. 8. Design Selection Process Hynes makes your design selection process enjoyable providing 10 complimentary hours with our in-house decorator to assist you with the home selection choices including tile, appliances, granite, carpet, lighting, plumbing fixtures, cabinet hardware, paint colors and door styles. The decorator insures that every selection complements each other and reflects your family’s overall personal style. 9. Construction of Your Dream Home Construction is certainly the most exciting step to date because things move quickly and you can finally see the results of your hard planning. It is here that communication is key and Hynes truly sets themselves apart from the competition by utilizing a state of the art web-based software program that streamlines the communication process between us, our subcontractors, and the homebuyer allowing for 24/7 access to online scheduling & calendar, online document & photo sharing, online change orders & selection approvals, online warranty management, email & direct text messaging, and more all in a simple and user-friendly way. 10. New Home Demonstration Meeting Prior to closing, Hynes will host the New Home Demonstration Meeting with you. Here, we explain the mechanics of you’re new home and demonstrate the operation of appliances, media & security systems and other items. This is a Q&A time to learn how your new home operates. A punch-list will be created if there are any open items that need to be completed by Hynes. Within days of this meeting you will sign closing papers, officially transferring the home into your name. 11. Closing The big day has finally arrived, closing papers are signed and the home is officially transferred into your name.
